Average home sale prices up almost 21 per cent in Quinte area

While available listings remained down for 2017, year-to-date dollar sales were up for the Quinte and District Real Estate Association.

President Cathy Polan said the month of December 2017 continued the trend of the past few months, with the monthly dollar sales for all property types coming in at $43,722,990, down 6.4 per cent from 2016, which was $46,717,013.

“However, the final dollar sales for all property types for the current year reflects a healthy increase of 16.5 per cent, ending with $1,172,448,518, compared to $1,006,531 for 2016.”

The average residential sale price for December 2017 was $312,110 – up from $258,181 a year ago, reflecting a 20.9 per cent increase. The year-to-date average residential sale price also shows an increase of 15.8 per cent over last year, with 2017 ending at $299,285 and 2016 ending with $258,470.

“Residential sales in units sold in December were down significantly in 2017, with 114 units sold compared to 151 units in 2016, which is a 24.5 per cent decrease,” she said. “The year-to-date number is much closer, only 1.1 per cent above last year, with 3,434 sold in 2017 and 3,398 in 2016.”

Active residential listings ended the year 30.6 per cent below 2016, with 419 current active listings, compared to 604 listings a year ago. Listings for all property types ended the year 26 per cent below 2016, with 866 active listings at the end of 2017, and 1,171 at the end of 2016.
